A practical pricing and preparation guide for Las Vegas Valley homeowners planning to sell for $500,000 or more.

An attractive model home down the road can make selling your own house feel intimidating. But selling a home in Las Vegas means showing buyers how your property fits their needs and budget. For homeowners targeting $500,000 or more, the strategy starts with local comparisons in the Las Vegas Valley, thoughtful preparation, and a clear explanation of what the asking price includes.

Are new homes cheaper than existing homes in Las Vegas?

Not according to July 2026 single-family medians. Home Builders Research figures, reported by the Review-Journal and summarized by LVINIT, put new homes at $581,930. Las Vegas REALTORS® reported $480,000 for existing homes, according to Realtor.com.

That $101,930 difference compares market midpoints, not equivalent properties. Location, size, and features differ. Use these figures as context, then compare homes that would realistically compete with yours.

How should you price your home against new construction?

Ask your Las Vegas listing agent to evaluate recent comparable sales, active resale listings, and nearby builder inventory. Compare similar floor plans, lot sizes, condition, and locations. A builder’s advertised starting price should not automatically become your pricing target.

Henderson real estate professional Robert Little told Realtor.com: “For sellers, pricing the home correctly and being patient are more important than they have been in the last few years.”

Request a written pricing rationale and a plan for reviewing showing feedback and competing listings.

If your home is already listed, review both exposure and actual buyer feedback. Limited showings may warrant examining price and presentation; repeated concerns about condition deserve a different response. Avoid making changes without identifying the problem.

How do builder incentives affect your selling strategy?

Look beyond the purchase price. Ask for written details of competing builder offers, including closing-cost credits and mortgage-rate buydowns. Check eligibility, expiration dates, lender requirements, and whether a reduced rate is temporary.

Also compare the completed home’s total price, including selected upgrades, lot premiums, and landscaping, with what buyers receive at your current asking price.

In September 2026, 66% of builders surveyed nationally reported offering sales incentives, according to NAHB. That is national evidence, not a Las Vegas percentage.

NAHB Chairman Bill Owens explained: “Buyer traffic has weakened across much of the country, largely because of rising mortgage rates.”

Before offering concessions yourself, compare their cost with a price adjustment and review your estimated net proceeds.

What can make your resale home stand out?

Show buyers the advantages your property actually offers:

  • Established landscaping, a finished backyard, or an existing pool.
  • Included appliances and upgrades, documented clearly.
  • A practical layout, usable storage, and outdoor living space.
  • A possession timeline that fits the buyer’s needs.

Prioritize cleaning, decluttering, visible repairs, and accurate professional photography. Keep maintenance records available. Avoid expensive cosmetic projects without discussing their likely relevance to competing homes.

Marketing should explain specific benefits, such as a completed patio, rather than relying on broad descriptions like “better than new.”

What is the next step before listing?

Competing with new construction requires a property-specific plan. Price against relevant alternatives, document your home’s strengths, and evaluate offers by their terms and expected proceeds.

FAQ's

Do I need to price my Las Vegas home below new construction?

Not automatically. Compare recent sales and competing homes with similar locations, sizes, lots, and features. A builder’s starting price or the valley-wide median is not a substitute for a property-specific pricing analysis.

Consider it when it addresses a buyer’s needs and supports your financial goals. Compare a credit with a price adjustment using estimated net proceeds. Confirm acceptable concessions with the transaction’s lender before finalizing terms.

Start with cleaning, decluttering, maintenance, and visible repairs. Ask your listing agent which changes address actual competition and buyer feedback before committing to a major renovation.

Ask the agent to compare nearby builder inventory with resale properties, explain the pricing evidence, identify your home’s documented advantages, and establish when to reassess marketing and asking price.
