Las Vegas Valley buyers have two distinctly different paths: purchase a newly built home in a growing community or choose an existing property in an established neighborhood. Existing homes account for most completed sales, but that does not necessarily mean buyers overwhelmingly prefer them.

Do Las Vegas Buyers Prefer New Construction or Existing Homes?

Existing homes lead Las Vegas Valley sales by a wide margin. Published Las Vegas REALTORS monthly totals show approximately 14,760 existing homes, condominiums and townhomes sold during the first half of 2026. Home Builders Research reported 4,044 new-home closings during the same period.

Existing properties represented approximately 79% of those combined transactions. However, that is not a pure measurement of buyer preference. Buyers have substantially more resale properties and established neighborhoods available to them.

At the end of July, 10,161 existing homes, condos and townhomes were listed without offers. Builder inventory is harder to measure because not every available lot, floor plan or quick-move-in home appears in the MLS.

Las Vegas REALTORS President George Kypreos explained that prices remain supported partly by “our relatively tight housing supply and the strong demand for homes here.”

Why Do Some Las Vegas Buyers Prefer Existing Homes?

Existing homes generally provide:

  • More choices across different neighborhoods and price ranges
  • Faster closing and move-in timelines
  • Established schools, shopping and community services
  • Mature landscaping and potentially larger lots
  • Opportunities to negotiate prices, repairs or seller concessions


Resale buyers can search throughout Summerlin, Henderson, North Las Vegas and central Las Vegas instead of limiting themselves to active construction corridors. The tradeoff is that an older roof, HVAC system, plumbing or appliances may create additional maintenance costs.

New construction can appeal to first-time buyers, move-up households, retirees and people relocating to Las Vegas because it commonly offers:

  • Modern floor plans and energy-efficient systems
  • Fewer expected repairs during the first years of ownership
  • Builder warranties
  • Opportunities to select finishes or upgrades
  • Mortgage-rate buydowns or closing-cost assistance


Home Builders Research President Andrew Smith described improving builder conditions as “a positive sign moving into 2026 after the lowest annual total in a decade.”

Buyers must still account for lot premiums, design upgrades, HOA assessments, landscaping, window coverings and construction delays.

Should I Buy a New Construction Home in Las Vegas?

New construction may fit buyers who prioritize low maintenance, modern design, warranties and builder financing incentives. Existing homes may be better for buyers seeking established locations, broader selection, quicker occupancy or more pricing flexibility.

  • Cash required at closing
  • HOA dues and assessments
